The reason to hold an Open House when selling your home

It’s true that most home buyers now start their real estate search online, but sometimes it takes a face-to-face to close the deal. George O’Neill confronts the “nosy neighbours” myth and talks about the three types of open houses a savvy realtor can use to get your house sold.

We’ll admit, opening your house for sale to the public can be an inconvenience. However, it is an excellent way to gain exposure. Sure, there will be curious neighbours in the crowd, however in our experience we have seen homes sold by these “nosy neighbours.” How? They later contact friends and family they’ve always wanted to live nearby.

There are three types of open house that can get your house sold.

The first type is the brokerage open house. This is a private affair open to buying agents from brokerages in the area, and a great way to get the property in the minds of other real estate agents and brokers on the look out for homes for their buying clients.

The second, a community open house, is public with doors open to neighbours, drive-by traffic and interested but uncommitted folks who have seen the property listed online.

Lastly, the re-energizing open house is a public event that can be held to renew interest in a property after a price adjustment.

A good brokerage will strategically schedule how many of each type that is needed to get your property sold. At O’Neill Real Estate, we believe so much in open houses we run them with extended hours. We often catch prospective clients who were turned away from nearby closed open houses.
