The real estate market starts to pick up in The Beach

Episode 262 of the Toronto Real Estate Musing daily video blog.

It is the first full week of September, and The Beach’s housing market appears to be making a modest rally. George O’Neill explains why.

Real estate markets follow seasonal trends. Just as September means kids head to school and the days become shorter, it usually also means folks turn their attention back to looking to buy and sell homes. Here’s an early indicator of this market activity.

Ten homes became listed for sale in The Beach neighbourhood in Toronto (aka TREB district E02) on Tuesday alone. Now, we don’t expect them all to sell in one day. However, based on historical trends, when house listings increase, house sales should also follow.

If we look to seasonal trends in the market, we know that August is a historically quiet month in terms of sales. Barring any unforeseen factors, September usually heralds a boost in sales that carries on for a few months before activity drops once more in December.
