In Toronto, Autumn can be the best time to buy real estate for two reasons:  there are typically fewer buyers looking, and if sellers are serious they are generally more open to entertain reasonable offers. The law of supply and demand is at work in real estate, and we see this especially during the fall. Halloween is always a fun time in the Beach, Toronto, and many houses are decorated “to the nines”. George O’Neill shows two houses in particular, one on Silver Birch Avenue and the other (actually 3 or 4 houses together who cooperate on a fantastic display) on Joseph Duggan Road.  Each year these houses really go all out to create a fabulous experience for the young and old.  If you are in the area, drop by to take a look.  Drive north off of Queen Street East on Silver Birch Avenue to see the house on the east side of the street near the top of the hill, and on Joseph Duggan Road drive just south of Queen Street East and you can’t miss the ghostly haunted house display.

QR Codes are popping up everywhere due the proliferation of smart phones capable of taking photos. At O’Neill Real Estate we have been using QR codes since 2007 and have experimented with what works and what does not.  Perhaps the single most important aspect of using QR codes, besides ensuring the code points to the correct website, is to publish the code large enough so it can be read by the majority of phones with cameras.  All too often we see QR codes too tiny for cameras to read, such as this code George O’Neill discusses that was recently published in a New York Times Starbucks ad.  Our research has shown that about 40% of smart phones will not be able to read this Starbucks ad since the image is just too small.

We have found that QR codes need to be a minimum of 2 inches in width and height for printed ads, and those used on outdoor signs and billboards and signs need to be much larger.  On our lawn for sale signs, for example, our QR codes are about 8 inches square in size.

At O’Neill Real Estate we take digital marketing serious and we sweat the details to ensure our client’s properties receive the maximum market exposure possible.  We don’t just use something because it is the current fade, as many seem to be now doing with QR codes.  We only use marketing tools that work, and we properly implement them.

Zoocasa just launched their automated home valuation tool, called Zoopraisal (TM).  You type in your property address and style of property and the estimated market value range of the property is displayed.  In a few trials that George O’Neill has tried, some searches were very accurate, and some were off significantly.  But, this is to be expected, and since the tool does not know about specific property features such as unique locations, special community services, or upgrades to the property.  As well, we expect the database and valuation algorithm to be fine-tuned over the coming months/years, much like the Zillow algorithm (called a Zestimate) in the U.S. which has turned into an interesting tool over the years and has become more accurate.  However, the intention of these tools is not to replace a formal appraisal when needed by a licensed appraiser since their analysis is what will be relied on for financing and perhaps other purposes.  Rather, these tools are meant to be a starting point for homeowners to see what their property might be worth, or if one is looking to buy a property what its value may be.

At O’Neill Real Estate we also have developed a tool that helps home owners determine the estimated market value of their properties and how the market is doing in their neighbourhood. We call this tool Realti.  Check it out.  Many of our clients find it interesting to stay on top of the real estate market in their neighbourhood.

In sales there is a term sometimes used to describe when the sales agent earns a fee from both sides of the transaction, from the sell side and the buy side. The term is “double ending” and in a conversation it is often used as follows: ” in that last sale I doubled-ended it”.

In real estate sales the listing agent would most often be using this term if they listed the property and represented the buyer at the same time. Personally I do not believe this practice should be allowed, because, who is the sales agent working for exactly? Allowing that person to earn a fee from both the seller who is trying to get the highest price and best conditions such as their preferred closing date and a firm offer with no contingencies, while the buyer wants to pay the least, close on the date that works best for them and include conditions which protect their interests such as the offer being conditional upon getting financing approval and completion of thorough inspection to find any defects that may exist at the property. Clearly, these are competing priorities, so how can a service provider insert themselves in the middle and work for both the seller and the buyer at the same time?

At O’Neill Real Estate we do not believe a professional services firm working in the best interests of its clients can work in this situation. George O’Neill, founder and Broker of Record at O’Neill Real Estate does not allow in his firm the practice of representing both the seller and the buyer at the same time.
