The term is &#8220;double ending&#8221; and in a conversation it is often used as follows: &#8221; in that last sale I doubled-ended it&#8221;.</p><p>In real estate sales the listing agent would most often be using this term if they listed the property and represented the buyer at the same time. Personally I do not believe this practice should be allowed, because, who is the sales agent working for exactly? Allowing that person to earn a fee from both the seller who is trying to get the highest price and best conditions such as their preferred closing date and a firm offer with no contingencies, while the buyer wants to pay the least, close on the date that works best for them and include conditions which protect their interests such as the offer being conditional upon getting financing approval and completion of thorough inspection to find any defects that may exist at the property. Clearly, these are competing priorities, so how can a service provider insert themselves in the middle and work for both the seller and the buyer at the same time?</p><p>At O&#8217;Neill Real Estate we do not believe a professional services firm working in the best interests of its clients can work in this situation. <a href="mailto:george@oneillrealestate.ca">George O&#8217;Neill</a>, founder and Broker of Record at O&#8217;Neill Real Estate does not allow in his firm the practice of representing both the seller and the buyer at the same time.
